Living in Cottonwood Heights
Cottonwood Heights calls itself the city between the canyons. It sits at the mouths of Big and Little Cottonwood Canyons, with Holladay and Murray to the north, Midvale to the west and Sandy to the south. It became a city in 2005 and has about 33,600 residents (2020 Census). I live here, so this is the neighborhood I know best.
Homes
Mostly 1970s and 1980s ramblers, split-levels and two-stories, on lots from about 6,000 square feet up to an acre in the foothills.
What homes cost
The median single-family home in Cottonwood Heights sold for about $807,500 in the second quarter of 2026 (Salt Lake Board of Realtors).
Schools
Canyons School District. Brighton High School is the city's public high school.
Known for
Four ski resorts are up the two canyons: Solitude and Brighton in Big Cottonwood, Snowbird and Alta in Little Cottonwood. The Big Cottonwood Creek trail and the historic 1883 Cottonwood Paper Mill are right in town.
What's changing
UDOT is targeting fall 2028 for frequent canyon buses and winter tolls in the upper canyons, with a 1,750-stall parking structure near the mouth of Big Cottonwood on Wasatch Boulevard. A Little Cottonwood gondola is still on the table but not funded. If you're looking along Wasatch Boulevard, ask me how the plan affects that stretch.
The Cottonwood Heights market in 2026
From January 1 through October 6, 2026, 336 homes sold in Cottonwood Heights, based on MLS data:
- Average sold price: $925,319
- Average list price: $944,196, so homes sold for about 98% of asking
- Average time to sell: 48 days
The average runs higher than the single-family median because it includes the large foothill homes at the top of the market. For buyers, that means there's room to negotiate on homes that have been sitting. For sellers, it means pricing right on day one matters, because overpriced homes sit and price cuts usually cost more. If you're thinking about selling, my Cottonwood Heights seller's guide walks through prep, pricing and the Utah paperwork.
Where to look in Cottonwood Heights
Prices and lifestyle change a lot from one side of the city to the other:
- The foothills and Wasatch Boulevard: the east side, closest to both canyons. Bigger lots, mountain views and the shortest drive to the ski resorts. This is where the UDOT canyon plan matters most.
- Fort Union Boulevard: the city's main commercial corridor, with most of its shopping and restaurants. You'll find more townhomes and condos near here, which can be an easier entry point into the city.
- Old Mill: the northeast corner along Big Cottonwood Creek, near the historic paper mill and close to I-215.
- The west side toward Midvale: generally smaller lots and lower prices than the foothills, with the same school district and city services.
Getting around
I-215 runs along the north edge of the city, which makes the drive to downtown Salt Lake City, the airport and the rest of the valley easy. Big Cottonwood Canyon Road (SR-190) and Wasatch Boulevard (SR-210) run along the east side and take you straight up the canyons. Fort Union Boulevard is the main east-west street through town.
Schools in Cottonwood Heights
The city is served by Canyons School District. Brighton High School is the city's only public high school, and Butler Middle School is the only middle school inside city limits. Several elementary schools serve different parts of the city, and boundaries can change from one street to the next, so check the district's school locator for any address you're considering, or ask me and I'll look it up.
Parks and the outdoors
Cottonwood Heights has city parks spread across its neighborhoods, including Antczak, Butler, Bywater, Ferguson, Golden Hills, Mill Hollow, Mountview and Summer Hill parks. The city is building a multi-use trail along Big Cottonwood Creek, and the canyons put hiking, mountain biking and four ski resorts roughly 20 to 30 minutes from your front door.
Why work with a Cottonwood Heights real estate agent
The citywide numbers above hide big differences from street to street. A foothill home with canyon views can sell very differently from a home two miles west, and a townhome near Fort Union competes with a different set of buyers than a single-family rambler. Because I live here, I can tell you which streets back up to the trails, which ones get canyon traffic on powder days, and what similar homes nearby actually sold for, not just what they were listed at.
- Buying: I'll help you compare pockets of the city, check school boundaries, and spot homes that have been sitting long enough to negotiate.
- Selling: I'll price your home from recent sales on your street, tell you which repairs are worth making, and market it to the ski-season and spring buyers who look here. Get a free written home value to start.
