The method

How the number gets built

An automated estimate reads public records. It has never seen your kitchen, does not know your lot backs onto a canal, and cannot tell a 2019 remodel from a 1994 one.

Comparable sales

I pull every sale within roughly half a mile over the last six months, then throw out the ones that are not genuinely like your house. Most automated tools keep them all — that is where the wild numbers come from.

Adjustments, priced individually

Finishes, lot, layout, condition, and age get priced one at a time against each comp. This is the part that takes actual time, and it is the part that makes the number defensible when a buyer’s agent pushes back.

What this month is doing

Then I layer in what is currently under contract, what expired unsold, and how long things are sitting in your area. A comp from six months ago does not know what the market is doing right now.

Is this an appraisal?

No. An appraisal is a formal valuation performed by a licensed appraiser, usually for a lender, and it costs several hundred dollars.

This is a broker’s opinion of market value — what I believe your home would sell for in today’s market, and what I would tell you if you were sitting at my kitchen table. It is free, and it is not a substitute for an appraisal.

Are you going to pressure me to list?

No. I’ll send the report, and I’ll follow up once to see whether you have questions. If the answer is “not right now,” that is a completely normal answer and I’ll leave it there.

What if I am not selling for another two years?

That is often the best time to get one. Knowing your number early tells you whether a remodel is worth doing, how much equity you actually have, and what a move would really cost you.

What do you do with my address and phone number?

I use them to build your report and to follow up with you. I don’t sell your information, and I don’t hand it to a call center or an automated dialer. Ask me to stop and I will.
