The short answer

Cottonwood Heights gives you the Cottonwood Canyon resorts and a short drive to Salt Lake City, at a fraction of Park City prices. Park City puts you at the base of two major resorts at a much higher price. Heber trades a longer drive to Salt Lake for more space, newer homes and fast-growing access to Deer Valley's expansion.

Price measures differ by source (average vs. median, different periods), so use them for a general sense of each market, not a direct comparison.

Choose Cottonwood Heights if

  • You work in the Salt Lake Valley and want to ski before or after work.
  • You want Cottonwood Canyon powder without Park City prices.
  • You want an established neighborhood with mature trees and larger lots.

Choose Park City if

  • You want to walk or shuttle to the lifts and Main Street.
  • You are buying a second home or a rental. Nightly rentals need a city license and are only allowed in some zones, and many HOAs ban them, so confirm before you buy.
  • Your budget fits one of the most expensive markets in Utah.

Choose Heber if

  • You want more space or a newer home for your money.
  • You are fine with a longer drive to Salt Lake City.
  • You want to be close to Deer Valley's East Village and Jordanelle as they grow. Note that a US-40 bypass decision is expected in spring 2027.
