Park City

Park City is a silver-mining town turned year-round mountain town, about 35 to 45 minutes up I-80 from Salt Lake City International Airport. About 8,400 people live inside city limits (2020 Census), but a Park City mailing address covers much more than that: Kimball Junction, Jeremy Ranch, Pinebrook and the rest of the Snyderville Basin.

Neighborhoods buyers ask about

• Old Town is Historic Main Street and the streets around it, with 64 Victorian-era buildings on the National Register and the Town Lift at the bottom of the hill. Mostly condos and historic homes, and nightly rentals are allowed in much of it.
• Park Meadows, Prospector and Thaynes Canyon are established primary-home neighborhoods about a mile from Old Town. Prospector does not allow nightly rentals.
• Deer Valley and Empire Pass are the ski-in, ski-out luxury end of town.
• Jeremy Ranch, Pinebrook and Summit Park sit right off I-80 and make the easiest commute to Salt Lake City.
• Kimball Junction, Trailside and Silver Springs have shopping, Woodward Park City, newer townhomes and family neighborhoods.
• Canyons Village is condos at the base of the Canyons side of Park City Mountain. It's in unincorporated Summit County, not city limits.
• Promontory and Glenwild are gated golf communities east of town.

What homes cost right now

Park City is the most expensive market in Utah. In the second quarter of 2026 the median single-family home inside Park City sold for about $3.8 million and the median condo for about $2.3 million. In the Snyderville Basin the single-family median was about $2.25 million (Park City Board of Realtors, Q2 2026). Quarterly numbers move around on small sample sizes, so I pull current comps for the specific street before you write an offer.

Schools

Most of the area is in Park City School District, which feeds into Park City High School. Jeremy Ranch Elementary serves Jeremy Ranch, Summit Park and upper Pinebrook, and Trailside Elementary serves Kimball Junction, Silver Creek and Silver Summit. A few Park City addresses sit in Wasatch County and a different district, so check the boundary for any home you're serious about.

Skiing and getting around

Park City Mountain covers more than 7,300 acres and bills itself as the largest ski resort in the country. Deer Valley is expanding east with its new East Village off US-40 above Jordanelle. Heber is about 20 minutes south on US-40, and SR-248 takes you to Kamas in about the same time.

Things to know in 2026

• Nightly rentals need a city license and are only allowed in certain zones, and many HOAs ban them outright. If rental income is part of the plan, we confirm zoning and HOA rules before you fall for a property.
• The Sundance Film Festival held its last Park City edition in 2026 and moves to Boulder, Colorado, starting in January 2027.
• Summit County approved the Dakota Pacific project at Kimball Junction in 2025: about 885 homes, including affordable units, plus a transit center.
