The Most Undervalued Pocket in the Salt Lake Valley Right Now

There's a real estate argument I've been making to anyone who will listen, and I'm going to put it in writing this week: the streets bordering Dimple Dell Regional Park are the most undervalued location in the Salt Lake Valley right now.

Here's the thing about Dimple Dell that most people don't know unless they live near it. It's 630 acres of canyon, ravine, and Wasatch foothills — 15 miles of trails for hiking, mountain biking, trail running, and horseback riding — sitting inside a suburban neighborhood.

Pull up a map and look at the price distribution around the park. The east side — Dimple Dell Road itself — trades at $1.4M to $3.2M. Direct canyon access, private drives, estate lots. That end of the market makes sense.
 
Now look at the west side. The streets running along the 10400–10600 S corridor, east of 1300 E, backing toward the same park from the other side? You're looking at $465K to $750K for homes that put you a short trail access from the same 630 acres.
 
That's a $700K–$2M gap for comparable proximity to the same open space. Some of it is explained by lot size and home vintage. None of it is fully explained by the actual canyon access differential — because the trails connect, and the west entry is legitimately great.

What's happening on these streets right now:
 
Median asking prices cluster $499K–$750K
Several homes in the $500s have direct trail access or canyon-view lot
The area is seeing steady appreciation, but not yet the "discovered" premium you see on park-adjacent streets in Holladay or Millcreek
Active listing inventory is moderate — not a frenzy, but meaningful supply
 
For a buyer who runs, hikes, bikes, or just wants to look at something other than a fence: these streets offer a value per square foot of lifestyle that the price tag doesn't reflect.
 
What I'd be doing if I were a buyer right now -->
 
Specifically: I'd be looking at the streets running east of 1300 E in the 10400–10600 S range in Sandy. I'd be prioritizing lots with rear exposure to the park over lot size, and I'd be running comps against what similar trail-adjacent homes are trading at on the east side of the canyon — not just what the immediate neighborhood comps say.
 
The gap closes. It always does, eventually. This particular gap is closing slower than it should because the west side hasn't been marketed as canyon-adjacent the way it actually is. That's the inefficiency. And inefficiencies in real estate are just opportunities with a time limit.
