Oakley

Oakley is a small ranching town in the Kamas Valley on SR-32, about 20 minutes from Park City and 45 miles from Salt Lake City. About 1,600 people live here (2020 Census). It was settled in 1868 as Oak Creek and incorporated in 1933.

Known for

The Oakley Independence Day Rodeo has been a PRCA rodeo since 1938 and ranks among the top Fourth of July rodeos in the country. 2026 was its 90th year, in the 6,000-seat arena the town built in 2005.

Homes and land

Oakley is horse property, ranches, acreage and cabins. Weber Canyon starts just outside town and runs about 20 miles east toward Smith and Morehouse Reservoir and national forest, with cabins and larger parcels along the way.

What homes cost right now

Oakley and Weber Canyon had 10 single-family sales totaling $23.1 million in the second quarter of 2026 (Park City Board of Realtors). That works out to more than $2 million on average, but a handful of big properties drive that number, so I price Oakley homes off specific comps, not averages.

Schools

Oakley is in South Summit School District, with South Summit High School in Kamas.

Things to know

• Oakley lifted its moratorium on new city water connections in November 2023 after a new well was built, but limits on new landscaping tied to new construction are reported to still be in place. If you're buying land to build, we confirm water before you're under contract.
• SR-32 runs north past Peoa and Rockport Reservoir to I-80 at Wanship, and south through Kamas toward Heber.
