Heber City

Heber City is the county seat of Wasatch County and the fastest-growing town on the Wasatch Back. Its population went from 16,856 in the 2020 Census to an estimated 20,811 in 2025. It's about 45 minutes from Salt Lake City on I-80 and US-40, and about 20 minutes from Park City.

Where people buy

• Heber City has a historic downtown along Main Street and a lot of new building around it. About 40% of Heber Valley sales in 2025 were new construction, with new townhomes starting in the mid-$500,000s.
• Midway is the Swiss-heritage town just west of Heber, home to Swiss Days every late August since 1947, the Homestead Crater hot spring and Soldier Hollow Nordic Center, a 2002 Olympic venue.
• Red Ledges is a gated community of 300-plus homes with Jack Nicklaus Signature golf.
• Timber Lakes Estates is a gated mountain community east of Heber, about 1,400 lots averaging an acre.
• Jordanelle takes in Tuhaye, Jordanelle Ridge, Mayflower Lakeside and the new Deer Valley East Village.

What homes cost right now

The Heber Valley median single-family price was about $940,000 in the second quarter of 2026, and about $1.05 million over the 12 months ending June 30, 2026 (Park City Board of Realtors). Around Jordanelle the 2025 single-family median crossed $4 million for the first time.

Schools

Heber is in Wasatch County School District. Wasatch High School is in Heber, and Deer Creek High School opened in fall 2026. The boundary between the two is new, so we confirm it for any address you're considering.

Outdoors

Jordanelle, Deer Creek and Strawberry reservoirs are all close. Deer Valley's East Village sits above Jordanelle, and the Heber Valley Railroad and Soldier Hollow are right in the valley.

Things to know in 2026

• UDOT's preferred plan for the Heber Valley Corridor is a US-40 bypass west of downtown through the North Fields. A final decision is expected in spring 2027 and construction timing hasn't been announced. If you're looking west of Main Street, ask me where the proposed route runs.
• Heber City Municipal Airport is 2 miles south of town and handles private and corporate jets.
